About 1331 Queen Street EGeorge Condos

At 1331 Queen Street East, the Rockport group’s George Condos take inspiration from their namesake and the neighbourhood they’re in: George Leslie was a famed gardener and businessman, and the Leslieville neighbourhood lives up to the vibrancy he cultivated in his many greenhouses and nurseries

The buildings, designed by RAW, have an earthy edge to them. Their deep brown brick frontage blends well into the neighbourhood’s older, established roots. Still, the eight-stories at 1331 Queen are unmistakably contemporary: the upper levels consist of clean white, loft-inspired units, and throughout modern, massive windows the building display the building’s state-of-the-art engineering.

Balconies featuring custom decorative screens are the finishing touches that make this one of the most stylish developments in the city. The Building Industry and Land Development Association of Toronto recognized the George Condos as Best Mid-Rise Development of 2017 for good reason.

Residents can find useful amenities like an exercise room and common rooftop terrace, but specifically, the building offers great features for families, including an outdoor children’s play area and a pet washing station.

    The Suites

Families will be especially attracted to the eight townhomes; these rather comfortable urban homes range from almost 2,000 to approximately 2,200 square feet.

Equally a great opportunity for single professionals, couples or even young families, the George Condos has one, two, and three bedroom suites whose sizes range from around 500 to 1,500 square feet. 9 to 10 foot high ceilings along with those aforementioned massive windows make all the suites feel very spacious, regardless of their actual measurements.

With 88 residential suites at 1331 Queen East, there are a fair many number of condos for this to be touted as a boutique condo, as many say they are. Though this designation makes sense, considering the smart work by Mike Niven Interior Design Inc. and the private outdoor space provided for every suite.

Unlike most Toronto condos for sale, barbeques are built into the private outdoor spaces and elevate them to more than just balconies – the architects at RAW proudly declare them “true outdoor rooms”.

    The Neighbourhood

Leslieville’s cool, come-as-you-are charm makes the neighbourhood a popular urban background for many of the nearby television and movie production companies, but an idyllic urban life isn’t simply a façade here. Residents of George Condos are part lively, engaged community.

No more than a few steps south of the building, residents can enjoy the legendary Maple Leaf Forever Park, where Alexander Muir was inspired to write the song it’s now named after.

Leslieville has many parks, including a Greenwood Dog Park less than ten minutes up Alton Street and the Leslie Grove a short walk west on Queen. Besides parks, Leslieville is filled with beautifully cared for, grand old trees – no surprise since the neighbourhood did develop around George Leslie’s renowned Toronto nurseries.

Some of the city’s ever-trendy areas, like The Beaches to the east and Greektown, a five-minute drive north, are near enough to 1331 Queen St. East. However, there’s a reason many Torontonians will travel from far and wide to enjoy Leslieville. An intriguing collection of eclectic and inexpensive restaurants and independent local shops surround the property. As a result, residents will find their friends coming to the neighbourhood all the time. Fortunately, with a Loblaws just around the condos’ corner, it’s easy to accommodate any surprise guests.

    Transportation

The George’s closest major intersection is Queen St East and Greenwood Avenue, where residents have the option to get onto the TTC and to zip up the 31 Greenwood bus to the Bloor-Danforth subway line that runs east and west across the city.

Alternatively, residents might want to take the Queen Streetcar, an all day and night route, that travels west directly through the downtown core and east through the Beaches.

Drivers have easy access to many of the city’s best roads. Queen Street runs the width of the city, but if it’s busy, similar major roads like Dundas street and Gerrard are not far off either.

South of 1331 Queen, Lakeshore Boulevard moves quickly in the city’s east end. It gives drivers easy access to the Don Roadway’s onramp. Once there, drivers have the option of travelling north onto the Don Valley Parkway or West along the Gardiner Expressway.
